Consisting of two title deeds this very fertile farm is watered from two schemes. The Breede River and the Pietersfontein Dam. The Pietersfontein dam was built in 1968 initially for water supply to Montagu Town but eventually ended up becoming an irrigation dam for 4 farms in the area. The wall is more than 20 meters high with a 2 million m³ of water storage. The farmer has a beurt from Friday 6h00 to Sunday 18h00 and a total volume of 77 000 m³. The CBR is consistent and under pressure at 3 hectares or 21 000 m³ per annum. A borehole is registered at 20 000 m³ per annum and can deliver 15 000 liters per day at 8 hours per day. Water security here is probably the best you can buy in the Montagu Valley.
Two title deeds of 143ha and the other 31ha for a total of 175ha. The 143 ha deed mainly consists of mountainous land, yet it includes a small section of arable land.
The current crops consist of 4.5ha apricots, 4.5ha peaches with 2.5 hectares of vacant land for cash crops (squashes, butternuts, cantaloupes, cauliflower, corn).
Dwellings on the farm include the 4 bedroom main house, two wooden cottages and various sheds and barns. The main house has 3.5 bathrooms, a kitchen, open plan living room and dining room. Outside there is a pool and Lapa with a braai area and living space. The flower garden around the house is a true blessing with a lapa braai area.
Ladders, Picking Bags etc.
In general the water sources are secure with the Pietersfontein water dirt cheap, with very fertile land. The additional title is certainly a bonus and part of the Cape Nature Conservation Area. If you want to downscale in life and enjoy the prospect of a small farm with potential income this is the farm for you. There are two more old laborer cottages that can be renovated for the extension to guest accommodation that will do great in this area where the leopard and lynx spoor decorate a river bed in the early morning light.
