The farm is situated at the foothills of the Langeberg Mountains in the Bosjemanspad Valley and the Marloth Nature reserve is adjacent to the farm. The close proximity to the mountains and the farm being situated on the southern slope of the Langeberg Mountains, contributes to a unique Fauna and Flora. The closest towns are Ashton at approximately 20 kilometres and Bonnievale at 13 kilometers. The farm is furthermore unique in that land is owned up to the top of the mountain (only a few farms adjacent to the Langeberg Mountains have this advantage) for harvesting of fynbos or ecotourism purposes. A fountain in the mountain on the farm and run-off water feed the irrigation dams.
The farm is registered in a company.
The following infrastructure is included in the purchase of the farm:
• Lock up store (approximately 500m²) including old winepress tanks (not in use)
• Three, three room labour houses. The houses are in a good condition and have potable fountain water, toilets and electricity.
• The owner uses a small house up in the mountain at approximately 120m².
• Old house (approximately 200m²) that can be restored.
• Many species of fynbos and protea’s in the mountains that could be harvested (this practice was followed by previous owners).
• The present land use is presented in the table below:
• Potential additional irrigable land available which was cultivated years ago (approximately 60 hectares). A total of 30 hectares of oats was planted in June 2021
• Compos tea fermentation system.

• The present irrigation dam’s holding capacity is 110 650m3 (see engineering report Toens & Partners, report available on request) and due to the location of the dam most of the irrigation is gravity fed. The smaller dam’s capacity is estimated at 20 000 m3. The dam’s catchment’s area is big enough to provide an average annual runoff of 292 000 m3, which indicates the potential to increase the present wall resulting in an increase of the dam’s capacity by 1.64 times the capacity of the present dam (holding capacity of 181 800 m3). The area under irrigation can therefore be extended to approximately 60 hectares by the building of a second dam or increasing the height of the dam wall of the present irrigation dam. The borehole can also be used to increase available irrigation water.
? Registered water use (registration certificate 22049551) from the Department of Water Affairs states the following:
• 8 395 m3 from borehole,
• 45 000 m3 from water stream,
• 90 000 m3 from water stream, and
• 140 000 m3 from 2 dams
? The water allocation by BOCHMA is being disputed and outstanding presently.
• Approximately 30 hectares represents the current development which is under permanent crops with drip irrigation (on most of the irrigation units) and with automatic taps.

• Fully equipped borehole that supplies 4 000-gallon water (18 000 litre) per hour. The borehole is fully operational but not used as sufficient irrigation water is available, except for the last two seasons being exceptionally dry. The borehole can be used during the farm’s leibeurt period, e.g., Wednesday at 17H00 to Monday morning at 06H00 to complement its water availability for irrigation.
• The chemical analysis of the fountain water is of a very high quality and usable for human and irrigation consumption. (Engineering report Toens & Partners, Annexure 3, which can be supplied on request).
• The old farm house can be restored.
• Financial statements available up to February 2019
• The income in financial statements exclude potential income received from the dry land, natural veld (livestock farming) and the harvesting of flowers in the mountain.
• New plantings 1 ha apricots, 3.2 Ha pomegranates and 3 ha wine grapes) started contributing to turnover in the 2017/18 season. An additional 3.62 hectares pomegranates (old plum orchard) are planted in July 2018.
• The winepress allocation (quota) with Aston Cellars is approximately 180 tons.
• Two families are residing on the farm which is an asset to the farm, and contribute to the sustainability of operations.
• A unique composition of Fauna and Flora at the foothills of the Langeberg Mountains and very few farms can offer what the farm has to offer from an aesthetic perspective. The commercial value of the farm is only one of the benefits linked to this transaction.
• The farm offers an opportunity for eco-tourism development and this statement is substantiated by tourism development on most of the neighbouring farms.
NOTES
A servitude exists stating that a neighbouring farm has a leibeurt from Monday at 17H00 to Wednesday at 17H00 of every week from the fountain in a 110mm pipe and this servitude is formally registered in 2019. No changes in water use were made. The BOCHMA process of the Department of Water Affairs is also presently underway on all farms in the Bosjemanspad Valley that verify irrigation allocations. The outcome of the process was appealed and awaiting the outcome.
